Getting ready to sell your home? Here's how you can prep for the appraisal.

If you're selling your home, you'll need to have it professionally appraised to determine its value in the market. You'll want your home's appraisal to be as high as possible, which may help you command a better asking price and will allow a potential buyer to have an easier time obtaining financing. An appraisal that's lower than a potential buyer's offer for your home means they may have trouble getting a large enough mortgage loan from the bank. If that's the case, the deal may fall through, or you may need to lower your asking price.

Our real estate agents share the following ways to prep your home to get the highest possible appraisal:

Looking for new and healthy cuisine options? Check out these vegan dishes around Sioux Falls for Veganuary.

Veganuary Month (also known as January) is a month-long celebration that was created to encourage non-vegans to try the lifestyle. Vegans don't eat any animal products, including meat, dairy, or eggs, and also refrain from buying leather goods, honey, and other animal products.

Sioux Falls has several restaurants where you can try delicious vegan dishes, whether you've been a vegan for years or are simply curious to try this type of cuisine. Our real estate agents suggest stopping by the following Sioux Falls restaurants to try vegan dishes:

  • Sanaa's Gourmet Mediterranean - 401 E. 8th St. #100, Sioux Falls, SD 57103
Eating a healthy vegan menu is easy at Sanaa's Gourmet Mediterranean, located in the East Market Arts Hub. Dishes are healthy, affordable, and made from scratch with only freshly ground spices and organic, untreated flour. The menu is marked to designate vegan options, and you'll find plenty to choose from. Try a fatayer, which is a Mediterranean calzone that's made from pita bread dough, filled with stuffings, brushed with olive oil, and baked in the restaurant's stone oven. Several types are available with a vegan option, including one that comes stuffed with fresh spinach, walnuts, onion, and olive oil. All soups and salads are also vegan.

  • Daily Clean Food & Drink - 6215 Western Ave., Sioux Falls, SD 57108
At Daily Clean Food & Drink, food and drinks are prepared fresh, using local, organic ingredients whenever possible. You'll find options to suit just about every lifestyle, including vegan, gluten-free, keto, dairy-free, and low-calorie. Pizzas are on the menu for breakfast (with traditional early-morning ingredients) as well as later in the day, with options to substitute vegan sausage and cheese for the traditional versions. Bowls are also popular menu items, with your choice of style, base, protein, sauce, and cheese.

  • Lam's Vietnamese Restaurant - 1600 E. Rice St., Sioux Falls, SD 57103
Vegan options have their own large section of the menu at Lam's Vietnamese Restaurant, which serves authentic traditional Vietnamese food. A plant-based vegan protein combo platter is popular and features tofu filet and skin as well as vegetables and rice. Vegan noodle soup is also on the menu in a spicy and regular version made with a fruit and vegetable-based broth and topped with fried tofu, mock meat, and florets served with bean sprouts.

  • Lalibela Restaurant - 200 S. Kiwanis Ave., Sioux Falls, SD 57104
    Lalibela Restaurant
is named after a historic town that's one of the holiest cities in Ethiopia. The restaurant's cuisine takes some of its flavors from tasty Ethiopian spices, including berbere, a powder form of red peppers, onions, garlic, and other spices. This, as well as other Ethiopian spices, are integral to the country's cuisine and help bring out the flavors of the food. If you're looking for vegan options, check the menu for veggie dishes, all of which are vegan. This includes the Veggie Sambusa, which are pastry shells filled with whole lentils, onion, and jalapeno peppers.

  • Shahi Indian Grill, 527 S. Shirley Ave., Sioux Falls, SD 57106
Ingredients at Shahi Indian Grill are fresh, healthy, and real, and you can taste this in their dishes. The restaurant uses farm-fresh halal chicken as well as fresh vegetables, fish, and other ingredients that are delivered daily. For vegan options, try the Alu Baingan, which is eggplant and tomato cooked with onions, garlic, ginger, tomatoes, and Indian spices.

Check these spring cleaning projects off your list for some major improvements.

Have cleaning projects been stacking up on your to-do list? Whether you've just bought a new home, are selling your current home, or simply want to bring out the best in your property, spring is the perfect time to invest some elbow grease into cleaning projects around the house. With the right tips, tricks, and cleaning ideas, you can have your home looking better than ever in record time. Our real estate agents have the details on 6 cleaning projects that you can tackle to celebrate the start of spring.

  • Refresh Your Most Frequently Used Appliances
Take some time this spring to refresh your dishwasher, oven, and washing machine. Clear out any stuck-on food inside of your dishwasher, then run a cycle with a cleaning solution. Run your oven on the cleaning setting, then clear out any remaining debris built up since your last cleaning. For the washing machine, you can use distilled white vinegar to clean and disinfect, or pick up a cleaning solution from your favorite grocery store.

  • Bring Out the Best in Your Patio Furniture
Keeping your outdoor areas looking great is key to standing out from other Sioux Falls homes for sale, and clean, sparkling patio furniture can add to the look of any home. Start by scrubbing your outdoor furniture with a mixture of warm water and dish soap. Once you've given each piece of furniture a good scrub, spray it down with a hose and start enjoying patio furniture that looks like new.

  • Clean Your Windows Both Inside and Outside
While it's easy to keep up with cleaning the indoor side of your windows during the winter, the outdoor side may need a good cleaning after the cold weather months. You can use the same solutions on the outdoor side as you would indoors, so the key is simply picking a nice spring day to tackle the outdoor side of those windows.

  • Organize Closets and Clear Clutter
Has clutter been building up in your closets during the winter? Spring presents a great opportunity to clear clutter, organize your closets, and lighten your load. You can pick up closet organizers at your favorite home goods store, or install some shelving to make more efficient use of space. While you're organizing, take the opportunity to get rid of unneeded clutter by donating or selling.

  • Get Your Yard Ready for Spring
Curb appeal is a must when selling your home, and it will help you enjoy your outdoor spaces more even if you're not putting your home on the market. The start of spring is a good time to prune many types of plants, pull weeds from your garden, and plant some fresh flowers for the new season. If your driveway or patio have seen better days, renting a power washer for the day can get them looking like new.

  • Show Some Love to Your Wood Floors
Cleaning wood floors is crucial to helping them look their best, but it's easy to cause damage if you don't use the right cleaning products. The good news is that there are plenty of cleaning solutions designed to clean wood floors without causing damage. Learn what type of wood your floor is made of, pick up the right cleaning solution for your floor, and invest some elbow grease to get those floors shining.

Want to better utilize your attic space? Here are some things to know before you start.

Can you ever really have enough storage space in your home? In many homes, the attic is a rarely visited space with limited utility, but turning your attic into a useful storage space is easier than you might think. Most attics will need some work to become ideal storage, and with spring around the corner now is the perfect time to get started. Our real estate agents are here to provide some inspiration, with home improvement tips to help you optimize your attic for storage.

  1. Check Your Attic Ventilation
Proper ventilation is crucial for safe storage of your items because it helps prevent too much heat and humidity from building up in your attic. Even if you haven't used it for storage in the past, your attic is likely already equipped with vents to help keep air circulating. Make sure that those vents are in good working order before you start storing items. If you need extra ventilation, an attic fan with an automatic shutoff sensor can be a big help.
  2. Make Sure Your Attic Is Properly Insulated
While ventilation helps somewhat with temperature, your attic will need also to be properly insulated if you plan on storing any temperature-sensitive items. Your attic likely already has insulation between the floor joists, but may require insulation in the ceiling area as well. An insulated attic is more likely to have moisture buildup, which is another good reason to make sure your attic is properly ventilated.
  3. Check for Roof Leaks and Fix Any Issues
Roof leaks are bad news in any attic, and that's doubly true when you're planning to use your attic for storage. Before you get serious about storing items, check for signs of leaks. The most common signs include discoloration of the ceiling beneath the attic, rot around vents or other openings, and water damage around the chimney. If you find signs of leaks, call your favorite contractor to investigate and address any issues.
  4. Add Flooring for Safety and Storage
Most attics don't have flooring installed, which means the insulation and ceiling joists will be exposed. Naturally, you'll want a safe, sturdy floor if you're using your attic for storage. Since ceiling joists aren't always rated for weight-bearing, you may need to have them reinforced before flooring is installed. It's best to call the pros for this step to make sure new flooring is safe.
  5. Install Fold-Down Stairs or a Permanent Staircase
If your attic is only accessible through a hatch in the ceiling, you'll want to provide easier access before you start storing items. A fold-down staircase is a great choice if you want to save space while still providing easy access, and a permanent staircase makes it even easier to move items into your attic if you have the space to spare.
  6. Clear Out Clutter While Deciding What to Store
Clearing out clutter is one of our first pieces of advice when a seller is prepping their home to compete with other Sioux Falls homes for sale, and it's also a great idea when planning to use your attic for storage. Since you'll be moving items around anyway, this is the perfect time to lighten your load. You can donate, sell, or get rid of items you don't need, then start storing everything you plan to keep in your newly optimized attic.

Searching for a home with plenty of storage space in the attic and beyond? Our team is here to help. Contact us to buy and sell homes throughout the Sioux Falls, SD area.

Don't be intimidated by baking. With these tips, you'll be making great homemade bread in no time.

Our real estate agents have been trying out some new hobbies since the pandemic forced us to spend more time at home. We've tried yoga. We've taken up watercolors.

We've also learned a thing or two about baking, and we're excited to impart our hard-earned knowledge. Be sure to keep these tips and tricks in mind for all your home bread making adventures!

Start Simple
There are dozens of different kinds of bread you could make at home. But start out by making something simple and forgiving, like focaccia. It has just four ingredients: flour, water, salt, and yeast.

Use Good Flour
Different types of flour have varying protein content and gluten properties, but don't worry about that for now. Once you've gained a little experience, feel free to start experimenting. But as a beginner, just buy a few high-quality bags that say "bread flour" on the label.

  1. Josiah's Coffee: 104 West 12th St., Sioux Falls, SD 57104
Located on the historic Eastbank in downtown Sioux Falls, Josiah's Coffee offers a full espresso and coffee menu and an excellent selection of baked goods. You'll want to make sure you save room for their "locally famous" cheesecakes or other scratch-baked treats. Best of all, you can bring your furry friend!
  1. Coffea Roasterie: 2318 South Louise Ave., Sioux Falls, SD 57106
Next time you're out and about looking at Sioux Falls homes for sale, stop by and visit one of Coffea Roasterie's four area locations. 1. Lava's Coffee & Cafe: 305 West Willow St., Harrisburg, SD 57032
A "small-town coffee shop" with plenty of warm and delicious treats, Lava's Coffee & Cafe is one of our favorite places to stop when we're in the Harrisburg area. Not only do they make a great cup of espresso, but we also love their smoothies, cheesecakes, and cake pops! After you're fully caffeinated, we recommend taking a drive around so you can get a look at some of the great nearby Harrisburg homes for sale
  1. Laura's Lattes: 1006 West 5th St., Canton, SD 57103
Want your espresso with an extra side of good feelings? Laura's Lattes will give you just what you're looking for. This unique coffee shop is owned by Laura Lee Lems, who has Down's Syndrome. She and her family, staff, and management team work hard to create a welcoming environment you'll want to visit again and again. Deep Cleaning Checklist

The best time to clean your new home is before you bring the first box through the door. Even the cleanest Sioux Falls homes for sale can benefit from a deep cleaning before move-in day is over. The following checklist will help you get your new home spic and span.

  1. Get Your Supplies Together
It's a good idea to pack your mops, brooms, cleaning agents, rags, etc. at the back of your moving truck. Having them right there and ready to go when you arrive at your new home will save you time and energy.
  2. Aim High
Clean from top to bottom. Start with ceiling fans, shelves, walls, cabinets, and counters. Working your way down ensures that you don't have to clean up the same dirt twice. Also, slip a pillowcase over the blades of your fans when cleaning them. This will help trap most of the dust before it can rain down on the floor.
  3. Clean the Appliances
Give the refrigerator, stove, microwave, washing machines, etc. a thorough cleaning inside and out. Make sure to clean out coils, hoods, vents, and other areas that are often overlooked.
  4. Make the Windows Shine
Cleaning the windows is worth every ounce of effort. Clean windows not only help you see what you're doing, but they also provide a visual reminder that you're making progress. Use newspaper dampened with vinegar to clean windows. This is like a magnet for dust, and it will give you a streak-free shine.
  5. Scrub the Fittings and Fixtures
Give the light fixtures, door handles, stair rails, cabinet fobs, and other fittings and fixtures a solid wipe down.
  6. Scrub the Sinks and Toilets
This is always a good idea because bacteria and mold love to grow here while a house is unoccupied. Be sure to clean these with disinfectants.
  7. Mop Hardwood, Tile, and Linoleum Floors
In most cases, cleaning these surfaces requires little more than a damp mop and a little elbow grease.
  8. Go Deep into the Carpet
Once you have everything else done, go ahead and give the carpets a steam cleaning. You can use a portable steamer or hire a professional to do this for you.
  9. Carefully Pick Cleaning Supplies
One thing that you will want to be very careful about is the types of cleaning agents you use. Surfaces and materials will react differently to bleach, vinegar, polish, and oil. When moving into a new house, use extra caution, and verify compatibility before applying a cleaning agent to any surface. Don't mix cleaning agents. Mixing bleach, ammonia, vinegar, etc. in a cleaning bucket can create toxic chemical reactions.
  10. Home Remedies
Boiling hot water can easily remove grime from the fridge, glue and gunk from counters, tiles, and mirrored surfaces. Want lemon fresh clean without a chemical residue? Take the peels from two lemons and add them to 1 liter of vinegar. Shake up and let sit for a week. When you're ready to move in, you can use this mixture to clean windows, mirrors, etc.

Home Improvement for the Professionals

There is a lot to be said about doing work around the house. The sense of pride and accomplishment that you feel from a job well-done is worth its weight in gold. While there are plenty of tasks you can do on your own, there are specific jobs that you should leave to the professionals. Our real estate agents have seen many of the following "do it yourself" jobs over the years that detract from the home's value. Here are the projects you should call a professional to help you with.

  1. Electrical Work
Unless you are a certified electrician or electrical engineer, there is never a good reason to try and save money by doing electrical work around the house. Not only is it hazardous to your health, but a damaged wire or a bad connection can also create a fire hazard that can cause all of your hard work to go up in smoke.
  2. Plumbing Jobs
Again, unless you are a professional plumber, playing with the pipes in your home is not something you should ever attempt to do. Plumbers receive specialized training. They know how to identify the multitude of pipes and connections behind the wall and under the floors. Making a mistake with the plumbing systems can result in pipe bursts, frozen pipes, and flooding that can damage walls, carpets, and your possessions.

Weekend Home Improvement Projects

Want a quick and easy way to add value to Sioux Falls homes for sale? Experts at HGTV say 75 to 80 cents of each dollar spent on home improvement projects goes back in the form of increased value. Invest time into your home with these five home improvement projects you can complete in a weekend.

  1. Create a Mudroom
Mudrooms were once found in farms and rural homes as a way of preventing dirt from being tracked throughout the house, but now they've become a trendy and practical amenity in any style. Building a formal mudroom can run upwards of $12,000, but according to HuffPost, adding organization and storage is the main point. Use cubbies and hooks to maximize vertical space. A bench is a good multi-purpose item that provides seating along with storage underneath. Paint can create a clear delineation to the mudroom. If you can't spare any space around an entryway, considering using the laundry room or repurposing a closet.

Moving Tips

Whether you are relocating to a new apartment or have just closed on one of our fantastic Sioux Falls homes for sale, we can all agree that moving from one residence to another is quite an endeavor. With so many priorities to juggle — along with your daily responsibilities like work, school, and family life — it comes as no surprise that important tasks can be easily forgotten. Our real estate agents have discovered that most people forget to do these five things after they move.

  1. They Forget to Update Information
While most people immediately make sure that the USPS receives their updated address, some homeowners forget to update their addresses elsewhere. Not only do you need to update your address for anything mailed to you, but you also need to update your address at your financial institution, fitness center, insurance providers, and switch your utilities over to the new address.

Kitchen Remodel Mistakes

Are you thinking about taking on a kitchen remodel? While this can be an excellent investment, it's not without risk. Throughout their careers, our REALTORS® have seen plenty of gorgeous kitchen renovations. Unfortunately, they've also heard more than their fair share of horror stories.

The good news is that you can avoid the most common remodeling problems by learning what not to do. The following are the top seven easily-avoidable remodeling mistakes.

  1. Trying to DIY
While there's no harm in taking on small projects around the house, trying to DIY a major remodel is almost always a bad idea. Doing a kitchen remodel correctly requires a specific set of skills, and even a small mistake can create a big disaster. You may also need permits and inspections, so do yourself a favor and leave this project to the pros.

Declutter Before Move

Moving to a new home is exciting, but there's no denying that most people don't enjoy the process of packing and transporting their things. Decluttering before a move helps you cut down on the number of boxes and overall moving stress. Our real estate agents also advise clients with Sioux Falls homes for sale to thin out their belongings before they put it on the market. After all, if you're making a fresh start in a new home, the less clutter, the better, right? Here are a few tips for clearing out clutter before a move.

  1. Start early.
Waiting until the last minute to go through your stuff adds stress to the moving process. Starting weeks or months before the move also allows you to break it up into more manageable chunks of time and makes it easier to decide what you're going to keep, donate, sell, or throw away.
  2. Take it one step at a time.
Going through something like a closet can make the decluttering process a lot less overwhelming. As you move from one room to another and keep getting rid of more and more stuff, you'll feel motivated to continue.

Energy Efficient Home Improvements

A new year brings a chance for a fresh start, both for you and your house. Our REALTORS® have talked with a lot of homeowners about future home improvement goals, and one topic keeps coming up again and again: energy efficiency.

There are countless reasons to work on improving the energy efficiency of your home, from saving the environment to saving money on your utility bills. Here are a few ways you can start saving in 2020.

  1. Install new windows. If you own an older home, there's a good chance you have old, outdated windows that are leaking heat all winter long. According to Energy Star, replacing old windows with new, energy-efficient models can reduce your energy bill by 15%. It's a significant investment upfront, but it pays big over the long haul.

  2. Switch to more efficient light bulbs. Manufacturers stopped making 60- and 40-watt incandescent light bulbs way back in 2014, but a lot of homes still aren't using the most efficient bulbs available. Some of your best options are compact fluorescent lamps, also called CFLs, which cost around $4 each, and have a lifespan of 8 to 10 years.

  3. Move your fridge. You probably know that replacing an old refrigerator can help you keep your food colder using less electricity. But have you considered the location? If your fridge is in a spot where the sun hits it, it's probably working overtime to offset the heat generated by the sunlight. Look for a place where your fridge can stay in the shade.

  4. Install a storm door. Even if you already have relatively efficient doors on your house, adding storm doors can cut down on heat loss in wintertime. Most storm doors come with low-emissivity glass, which can help reduce heat loss by up to 50%. They typically last between 25 and 50 years and often cost less than $100.

Top Holiday Gifts

When friends or family members close on a home, everyone wants to be part of the celebration. Even if you can't be there in person for a housewarming party, sending a gift is a great way to be there in spirit.

But what should you get?

There's an added element of challenge: Someone who's just moved probably needs a little bit of everything. Sometimes, a recent homebuyer will create a gift registry. Just about every big-name retail outlet you can name has this option on their website, which does away with a lot of guesswork. But lots of people don't like asking for gifts – and many will want to enjoy the surprise. As the holidays draw closer, it's time to dive in and figure things out!

These gifts are just the thing to crack the code and delight the homeowner on your holiday list:

  1. The Classic Welcome Mat
A welcome mat is one of the first ways any homeowner gets to express their style. Whether it's a joke or a pretty piece of art, the welcome mat sets the tone for all of a home's visitors. Plus, it could be used for many years to come.

Painting to Help Sell Home

Our REALTORS® are always on the lookout for the best ways to help clients maximize their home's selling price. Ambitious renovations sometimes yield big profit, but many owners of Sioux Falls homes for sale want to focus on stretching a limited budget further.

For modest budgets and tight timelines, a painting job is the best investment you can make.

Paint is relatively inexpensive, easy to use, and makes a tremendous impact on how buyers see a space. Painting the exterior of the home transforms the first impression and adds to all-important curb appeal. It can make a home seem newer and even look bigger.

Let's look at four ways you can make a big impact with a little paint:

  1. Start With the Front Door
Recent research has shown that there's a clear winner when it comes to the color of a home's front door: Black. A black door has the potential to increase your selling price by nearly 3%. That includes shades like charcoal, jet, and smoke. A professional will paint a door for anywhere from $100 to $400, while high-end homes have gotten a return on investment of more than $6,000.
