How will we determine the sales price of my home?

Buyers select a home by comparison shopping, so your home will need to be priced at a fair market value. Your listing price should be comparable to what similar properties in your neighborhood have sold for. What are my options when I receive an offer on my home?

You have three choices upon receiving an offer, 1) accept it, 2) reject it, or 3) give a counter offer. A counter offer will usually encourage a buyer to continue negotiations. You may prefer to take slightly less for your property from someone who is willing to pay cash, versus someone who needs to sell their current home first. What happens once I accept an offer?

There are many things that happen “behind the scenes” from the time you accept an offer to when you ultimately “close” on your home. There will be a professional inspection of your home, if requested by the buyers on the purchase agreement. The buyer’s mortgage company will have your home appraised to ensure its value. A title company will search your home’s title to ensure there are no liens that would prohibit transfer of title to the new owner.
